- All SHORTshare® commercial agents act for the Tenant.
- A tenant can be an individual business occupying the whole site or sharing a site with other tenants.
- If a tenant wishes to share they must use the SHORTshare® Showroom format.
- Tenants will be offered a licence (2 weeks to six months) or a lease (6 months to 5 years) depending on the length of occupation required.
- Tenants can renew a licence or lease subject to landlord’s consent.

All Inclusive Charges
Rents and licence fees will include business rates, property insurance, utility charges and SHORTshare® fees and will be paid in full on completion for a letting of 3 months or less. Longer licences or leases may separate business rates, utility charges, insurance and SHORTshare® fees from rent and all these will be paid by quarterly or monthly standing order subject to the tenant having paid three months rent in advance on completion.
Deposits: In addition, some landlords may require a 10% deposit prior to occupation.
Keeping Terms Simple & Clear for Tenants
All short term licences and leases will end the tenant’s financial obligations at the end of the term and will therefore be outside the provisions Sections 24 – 28 of the Landlord and Tenant Act 1954. THIS IS DONE TO PROTECT THE TENANT FROM THE RISK OF ONGOING COST.
All SHORTshare® leases and licences are based on the standard British Property Federation recommendations approved by tenants and landlords.
Tenants can register their site requirements in the form below. Tenants will then be offered sites that most accurately meet their requirements. There is no obligation to proceed with a site until a formal agreement is made with SHORTshare®.
